- Real estate agent that spends most of their time prospecting for people who want to sell their home. Usually services a small geographical area.

Selling Agent- Real estate agent that spends a majority of their time prospecting for people looking to
purchase a home. Usually services a large geographical area.

In states, that recognize "dual agency", both of these agents can both list properties and represent buyers.

California recognizes "dual agency" as stated through California Civil Code #2079.

In
California:

A seller looking to sell their home and move out of the area will many times employ the services of a "listing agent".

A seller looking to sell their home and purchase another home will many times employ the services of a "selling agent."

Either type of
"agent" will many times represent both buyers and sellers.

In today's world, most agents use many of the same methods for marketing a home for sale, especially if they are with a major real estate firm. The areas they will differ in apply mostly to technology. Marketing homes for sale on the Internet may be done in many ways.

Just
because an agent may have many listings, only means they are very good at marketing themselves as an agent who sells homes. Some agents will have large teams of assistants. One should always look toward the person and not the team who will be representing them.

The most important things you should be concerned with in selecting an agent, is not who they say they
are, but how comfortable you are in trusting them with one of your largest assets. You will be employing that agent's company to sell your home and should trust them to do what they promise.
